Our rates for 2022 include breakfast and are quoted on a ‘per night, per room, double occupancy basis. Due to the increase in fuel and food costs, we are reluctantly increasing our prices for 2023 by £5 ‘per night’.

Single Occupancy: Deduct £10 less per night from the above prices.
Children & Pets: We do not accept pets or children under the age of 11. All children will be charged at full adult rate.
Room Only: available for £5 per person less than room rate.
Minimum Stays: We have a minimum stay of 4 nights during the high season (July to September), and less during the remainder of the year. If you require a shorter stay then please contact us directly. Where shorter gaps exist between bookings, we do generally allow them and do alter our minimum stays accordingly, we do not take 1-night bookings during high season.

Reduction of Stay: If you need to reduce your stay before you arrive then please contact us. A reduction is treated as a cancellation (see below for details) of the number of days by which you have reduced your stay. If the reduction means that the length of the stay is less than the ‘Minimum Stay’ at the time the booking was made, then the whole booking will need to be cancelled or you will need to pay for the full original booking .
Liability: Other than for death or personal injury caused by the negligence of the Accommodation, the Accommodation’s liability to the Client is limited to the price of the booking.
Unless the Accommodation is liable under the above clause, the Client indemnifies the Accommodation from and against any and all liability and any claims, proceedings or damages resulting or arising from the booking, event or function, the Client, guests or any outside contractors of the Client.
The Accommodation will not be liable for failure to perform to the extent that the failure is caused by any factor beyond its reasonable control.
The Accommodation does not accept responsibility whatsoever for damage to, or theft from, or theft of, vehicles parked on the Accommodation premises.
Clients are responsible for any damage caused to the allocated rooms, furnishings, utensils and equipment in them by any act, omission, default or neglect of the Clients, their guests or sub-contractors and will pay to the Accommodation on demand the amount required to make good or remedy any such damage.

Note: We take a deposit of a single night at the time of booking, which will be refunded accordingly if you cancel your stay.
For bookings made via booking.com refer to their terms and conditions at the time of booking as the cancellation policy is stricter.
We strongly recommend you take out travel insurance to cover such eventualities.
